Falling Star Farm

This private location in Wilson Road is ready for your ideal rural lifestyle home to be created.

The property enjoys the best of the Chittering Valley’s natural elements, having double frontage to the Brockman River, rich pastures and the elevation provides beautiful views from the native bushland on the upper levels. All the preparation work has been done, the property already has in place a main shed and a pump shed, plus there is a thoughtfully designed power supply and water has been taken to the higher levels of the property. There is also a dam, rain water tank and fully fenced paddocks, an arena and round yard.

The main 16m x 14m lock-up shed blends subtly with the landscape through its appealing ‘camouflage’ forest green colorbond finish. The shed is a full-span design to allow un-interrupted access. Amenities are in place for weekend stays and all services are council approved.

The abundant supply of water is provided through a sophisticated system which pumps to upper levels (using a GRUNDFOS CR5 pump) and utilises a 40 million litre dam and a 184,000 rain water tank. The property is serviced by numerous poly irrigation pipes. A large sump well has been placed downstream of the waterfall in the river to provide water to the pump shed. Other lines provide water to the middle of the property and the arena. The winter creek fills the dam to capacity every year and the position of the dam provides for a ‘gravity fed’ supply to all water troughs. All troughs have high pressure float valves.

The pump shed has been designed to service the whole property and plumbed with galvanized steel piping to withstand high pressure including a ‘quick release valve’ so water can safely escape should a fault occur. The design allows a second pump to be installed for a larger volume of water to be pumped. Electrical wires are already in place.

As with the water, power has been developed to the highest standard and the farm is supplied by a 50KVA transformer utilizing 3 phase power.

The supply is underground and currently services the pump shed, main shed and the pressure pump on the water tank. The cable used is of high capacity that provides a full (no voltage drop) supply.

The water tank supply cable is of sufficient capacity to supply a house adjacent (across the road) on a site levelled for a manager’s house, (no need to re-do power cables).

The design provides for the supply cable to be extended from the main shed to the top of the property, supplying ample power for a large house or 9 cottages. Circuit boards are all RCD protected. Power also runs along the road and ends at the bridge.

The horse lover has the benefit of 8 hectares of equestrian well fenced paddocks and arena, these areas feature Equimesh horse proof (and kangaroo proof) fencing. The gates have been designed to ‘fold flat’ against the fence for added protection for livestock. The gates in the centre of the paddock complex have been designed for stallions. The 66m x 22m arena has an adjacent round yard, both are fully drained and water is available from the irrigation system, there is also ample road access and parking.

Every element of Falling Star Farm has been created to complement its surrounding beauty, including 1600 trees planted to further enhance the natural balance. There is also an enchanting landscaped entry through to the crafted timber and forged iron-rail bridge crossing the river.

Located close to Avon Valley National Park and only 40 minutes to the international airport.

If perfection is your requirement, an inspection is our recommendation.
